I’m Dixon. My job is to tell you what’s actually possible with your income, your credit, and your situation, including when the honest answer is “not yet.” No jargon, no runaround, and I answer my own messages.
Turned down somewhere else?
- Self-employed with heavy write-offs
- Investor capped out on debt-to-income
- Down payment is the only thing stopping you
- Buying from outside the U.S.
- The house you want needs work
A decline usually means one lender applied one standard.
Most people who get told no were reviewed against a single set of guidelines using a single document. Different programs read income and property differently. Here’s where that matters most.
Self-Employed
Your write-offs shouldn’t cost you the house.

A seller- or builder-funded temporary buydown lowers the buyer’s initial payments, so your listing competes on the monthly number buyers are actually shopping, without permanently resetting the comp for the whole neighborhood.
About one in four Florida listings is taking a price cut right now. There is another lever, and most sellers do not know it exists.

What areas do you serve?
Tampa Bay and Central Florida, including Hillsborough, Pinellas, and Pasco counties, plus the Orlando area. If your property is in Florida, start the conversation and we will sort out the rest.
Do I need perfect credit to buy a house?
No. Different programs have different guidelines, and "perfect" is not the standard. If credit is the thing worrying you, that is exactly the conversation worth having, because sometimes there is a short fix that changes the outcome.
What does it cost to find out where I stand?
Nothing. A pre-approval review costs you an hour and gets you a real answer instead of a guess.
Why don’t you list rates on this site?
Because a rate quoted without your credit, your property, your down payment, and your program is a marketing number, not a real one. Advertised rates also trigger a stack of required disclosures that make them less useful, not more. Ask me and I will give you a real one for your file.
How fast do you respond?
I answer my own messages. Call, text, email, or DM, whichever is easiest for you.
Let’s find out where you actually stand.
One conversation, no cost, no pressure. I’ll tell you what’s possible and what isn’t, including when the honest answer is “not yet.”
