A first-time buyer texts me at nine on a Sunday night, apologizing for the hour. I answer before bed. A file falls apart in week three because someone’s employer restructured, and we rebuild it. Then somebody calls me from a driveway yelling that they got the keys, and I’d do that part for free.

Every file on my desk belongs to a family. That sounds like a line until you have watched a deal come apart over something nobody explained, which is most of what I spend my week preventing.

How I work

I tell you the real answer. Including when it is “not yet.” I would rather lose a transaction than put someone into a house they regret, and if there is a short list of things that would change your outcome in a few months, I would rather hand you that list.

I answer my own messages. Call, text, email, or DM. You will not be routed to a portal or handed to someone you have never spoken to.

I do not quote rates on the internet. A rate without your credit, your property, your down payment, and your program is a marketing number. Ask me directly and I will give you a real one for your actual file.

Who I work with

First-time buyers who need someone patient. Business owners whose tax returns understate what they earn. Investors who have outgrown conventional debt-to-income limits. International buyers who have been told all cash is the only option. Homeowners sitting on a first mortgage they would never willingly refinance. Agents and builders with a listing that is not moving.

If a lender has already told you no, that was one lender applying one standard to one document set. It is worth a second read.
