Reverse (55+): common questions

Do I still own my home?

Yes. You keep title. You remain responsible for property taxes, homeowners insurance, and maintaining the property, and those obligations are a real part of the picture.

What happens to my heirs?

The loan becomes due when the last borrower permanently leaves the home. Heirs typically have options including selling the property or refinancing. This is worth walking through in detail with your family present.

Is there a minimum age?

Programs vary. HECM has its own federal requirement, and some proprietary programs start at 55. Which applies depends on the program and the property.

Are reverse mortgages a bad idea?

They are the right tool for some situations and the wrong one for others, and the honest answer depends entirely on your circumstances and plans. Counselling is a required part of the process for a reason. I will tell you plainly if I do not think it fits.
