Rent vs. Buy in Tampa Bay: An Honest Read

The perfect market has never existed. Here is what actually decides it.

"I'll buy when the market is perfect." That market has never existed.

People picture a moment when prices bottom out and rates drop at the same time. Those two things generally do not happen together, because the thing that pushes one down tends to push the other up. Waiting for both is waiting for a coincidence.

What actually decides it

Not the market. Your life and your finances.

Are you staying? Buying costs money to enter and to exit. If there is a real chance you move within a couple of years, renting is often the better financial answer and there is no shame in that.

Is your income stable and documentable? Stable matters. So does documentable, and they are not the same thing, which is the entire reason self-employed programs exist.

Do you have reserves after closing? Buying a house and having nothing left is how a water heater becomes a crisis. You want a cushion on the other side.

Does the monthly number work for the life you want? Not the maximum you qualify for. The number you are comfortable seeing every month.

What is true about this market

Buyers in Tampa Bay have more negotiating room than they have had in years. A large share of Florida listings has taken a price cut, days on market are up, and sellers are competing for a smaller pool of buyers. That shows up as price flexibility, as seller contributions toward closing costs, and as seller-funded rate buydowns.

Meanwhile, if you rent, you are building equity every month for someone else. That is not a moral failing, it is just where the money goes.

The refinance point, honestly

If conditions improve later, refinancing exists. That is the basis of "marry the house, date the rate." Worth saying plainly though: refinancing is never guaranteed, it depends on your situation and the market at that time, and it has its own costs. Do not buy something you can only afford if you assume a future refinance.

The honest version

Sometimes the right answer is not yet. I would rather tell you that than put you into a house you regret. Finding out where you stand is my job, and it costs you nothing.
